Location: The Cottonwood Flats Ranch is located in the northeastern corner of Scurry County.

Terrain: The topography varies from fairly level mesquite and cedar flats to broken and rough cedar break country. Two foodplots have been established for wildlife.
Water: The ranch is watered by two ponds and a shared water well with a waterline onto the property.

Hunting/Recreation: The ranch is located in area that is extremely rich in wildlife. Both whitetail and mule deer are frequently seen on the property, and Scurry County has seasons on both species. 2008 and 2009 deer surveys on the property show amazing deer numbers (see below).
