Location: The ranch is northwest of Graford, Texas. The ranch is located approximately 65 miles from Fort Worth and 95 miles from Dallas and just minutes from Possum Kingdom Lake and The Hills Above Possum Kingdom.

Acres: 1,700 Acres, more or less

Terrain: The topography of this property is fairly level. Primary cover for wildlife is mesquite. The majority of the property is more open, however, portions of the ranch have a thick brush cover which have been left intact for wildlife. Native grasses are in good condition.

Water: Several nice size ponds are on the property, including one spring fed pond. Additionally, a windmill with a livestock drinking trough is located near the central portion of the ranch. Pinnington Creek runs water seasonally.

Improvements: The ranch is fenced.

Access: Access to the ranch is provided by paved highway frontage off of highway 337.

Hunting/Recreation: The ranch offers good hunting for whitetail deer and quail. Feral hogs are known to be in the area and have been viewed on the property.

Remarks: This ranch is in very close proximity to Possum Kingdom Lake. This property is part of a larger unit that is approximately 4,200 acres. Some division fences on this property have not yet been constructed, so more or less acreage is available as the division fence will not be constructed until after closing.
