Moore County, Texas Ranch
Location: The ranch is located south of Dumas, Texas and north of Amarillo.
Acres: 19,612 Acres, more or less
Terrain: The topography of the Coon Ranch varies from elevated uplands to productive creek bottom country. The upland areas and transitional country have an open appearance. The soils are sandy on the eastern portion of the ranch, and this area has a mixed cover of sage and sumac. Scattered to dense stands of cottonwoods are found throughout the productive creek bottoms.
Water: Flowing live spring water breaks out in the creek bottom areas. The ranch is also watered by windmills, solar wells and electric submersible wells. A large lake, estimated to cover 10-15 surface acres is located on the northwest portion of the property. As an added bonus, the ground water quality and quantity is considered excellent. The owners of the property have recently commissioned a water study on the ranch, and it appears that wells are capable of producing as much as 750 gallons per minute.
Improvements: The ranch is fenced and cross-fenced. There are no structural improvements of value.
Access: Access to the ranch is provided by paved highway frontage and graded county roads.
Hunting/Recreation: Hunting is considered exceptional. Antelope are common in the open areas, with whitetail, mule deer, and turkey being found throughout the more protected areas of the ranch. Remarks: A wind farm has just been constructed adjacent to the ranch, and the potential for the development of wind energy appears real for this ranch. Because of the desirable location, portions of the ranch are suitable for subdivision. The size, location, water features, wind farm potential, and outstanding hunting combine to make the Coon Ranch one of the most desirable properties to come on the market in the Texas Panhandle in recent years.
Price: $750.00 per acre with wind and water rights being negotiable. There is scattered gas production on the ranch, and no minerals are available.
