Hartley and Oldham Counties, Texas

Location: The ranch is located approximately 85 miles northwest of Amarillo, Texas.

Acres: 21,000 Acres, more or less

Terrain: Elevations range from approximately 3,800 feet to just over 4,000 feet. The terrain is generally gently rolling and sloping descending to several good spring fed creek bottoms. One creek bottom has a very productive sub-irrigated native hay meadow. Much of the country has a fairly open appearance, with scattered cottonwoods along the creeks and only scattered mesquite.

Water: Livestock water is furnished by electric submersible wells, windmills, dirt tanks and live spring water in the creeks. The water quality is good. Some irrigated farmland is located nearby, and it appears that a portion of the ranch has irrigation potential.

Improvements: The property is adequately improved. The headquarter improvements are located within a large cottonwood grove near the center of the ranch. These improvements include two small homes, sheds and outbuildings. The ranch also has a good set of shipping pens.

Access: Access to the ranch is provided by paved highway frontage.

Remarks: This is a quality cattle ranch, but also has recreational appeal, with antelope, mule deer and quail.

Price: $495.00 per acre
