Location: The ranch is located northwest of Spur, Texas.

Improvements: The ranch is improved by an older three bedroom home. This home was lived in recently, and appears to be in good overall condition. Water for the home is provided by a city waterline.
Access: Access to the ranch is provided paved highway frontage.
Terrain: The ranch is considered to be nearly level to gently sloping. Approximately 633 acres of the property are currently enrolled in the Conservation Reserve Program (CRP) with an annual payment of $40.00 per acre. This CRP is currently enrolled through 2012. In addition, an annual DCP payment brings in income of approximately $1,477.00 per year. The remainder of the ranch is in native pasture, with mesquite being the predominant cover for wildlife. The majority of the native pasture is along the northern portion of the property, and hunting in this area is considered to be very good. Along the western portion of the ranch, a large creek bottom is a very gamey area.
