The 2400 Ranch is located on both sides of Highway 2400 in western Terrell County, Texas. The property is approximately 15 air miles north of Sanderson.

The most prevalent feature on the property is Big Canyon, which enters the ranch near the northwest corner and meanders through the entirety of the property, exiting on the east-central side. Several other major draws drain to Big Canyon, giving the ranch a rugged appearance, with a combination of limestone hills, ridges, rocky limestone bottoms and upland plateaus.
Elevations range from approximately 2,700 feet in the lower canyon country to over 3,000 feet on the upland divides. The ranch is fenced and crossfenced.
Vegetation on the 2400 Ranch is varied and the property supports a good variety of quality browse and shrubs, which provide an excellent food source for deer. Primary cover includes mesquite, cedar, ceniza, sotol, catclaw, prickly pear, tasajillo, with scattered soapberry and hackberry trees along major drainageways. Grass cover is good and the ranch supports a varied mix of palatable grasses.
The ranch is adequately watered by windmills, electric solar wells and an electric submersible well located near the ranch headquarters. The submersible well is located on an elevated ridgeline above the headquarter improvements and this well first pumps into an extremely large rock reservoir and then to the headquarters and to additional water livestock and wildlife drinkers. This large rock reservoir not only serves as a major water source, but is also a great swimming pool.
The headquarter structural improvements consist of an adequate hunter's house, bunk house/guest house and livestock pens.
The 2400 Ranch is fenced and crossfenced; however, in recent years the focus of the property has been hunting. Whitetail and mule deer are common and over the past few years, elk have migrated to this portion of West Texas, moving east from the Davis and Glass Mountains. Javelina are fairly common and both Blue Quail and Bob White Quail are found on the property.
The 2400 Ranch is listed on a surface only basis. However, approximately 2,918 acres are State Classified Minerals. The State of Texas owns the minerals but the surface owner has to the right to negotiate all mineral leases on behalf of the state and receive 50% of all bonuses, delay rentals and royalties.
The 2400 Ranch is very reasonably priced at $525 per acre. The property is located in an area that receives approximately 14 inches of annual rainfall.
