The Southwest-quarter (SW/4) of Section 3, Block A-1, Abstract 49, Hale County, Texas, containing 160 acres, more or less.

Method of Operation:
The Pettit Farm currently has 75.43 acres enrolled in the Conservation Reserve Program (CRP). This land is receiving an annual payment of $37.99 per acre, with the last payment being in September of 2018. The remainder of the property is expired CRP. This entire farm is in an excellent stand of improved grass.

Improvements:
Two old irrigation wells are developed on this property. These wells have not been utilized in approximately 20 years; however, when they were last used, the northwest well was pumping in the range of 350 gallons per minute and the south well was pumping approximately 100 gallons per minute.

Price:
$825 per acre, with one-half (1/2) of the minerals owned being conveyed.

Remarks:
The terrain of the Pettit Farm varies from nearly level to gently sloping. A playa lake area is located on the east side of the farm which affects approximately 8 acres. The primary soils found on this farm include Pullman clay loam, 0-1% slopes and Olton loam, 1-3% slopes.
