The Little River Farm is located in Central Texas in the east-central part of Milam County. The property is situated approximately 9 linear miles east of Cameron. Access is provided by graded County Road 242, off of FM 2095.

Terrain & Land Tenure:
The topography of the Little River Farm is level to gently rolling. The property drains to the north, where the Little River fronts the north boundary and a portions of the south and east boundaries of the property. Soil types include Edge fine sandy loam, Houston black clay and Frio silty clay.
The land tenure includes 1,010 acres+/- of irrigated row crops, 267 acres+/- of irrigated pasture and 1,420 acres+/- of non-irrigated pasture. The irrigated acres are watered by 11 center pivots. The row crop irrigated land is currently planted to cotton and corn but would be well suited for wheat and oats for seasonal grazing. The irrigated pasture portion is primarily Bermuda and bluestem grasses. The property is divided into approximately 13 pastures and traps. Fences are of typical barbed wire construction. Several concrete feed bunks are located along the good road network between pastures.
Irrigation water is provided by three permitted wells for a total of 750 acre feet per year. There is one well in the Simsboro Aquifer and two wells are Brazos Alluvium. There are two additional Simsboro wells at the headquarters, which provide water to the pens, houses and pasture drinkers via two large water storages. It is noted that one-half of the groundwater rights below 80 feet were reserved by a previous owner. The Post Oak Savannah Groundwater Conservation District currently allocates groundwater on the basis of 2 acre feet per acre. This property is allocated one acre-foot per acre.
In addition to the wells, pumping infrastructure is located in the Little River, where additional irrigation water can be purchased from the Brazos River Authority, if needed.
The 11 center pivots are of varying sizes. All are Valley 8000 models and range in age from approximately 16 to 20 years old. According to the land owner, all are operable.
The Little River Stock Farm is well improved with two brick residences, equipment shed, and small office.
The property also includes a small grow yard, which consists of covered pipe feed and sorting pens, scale house, hospital barn, hydraulic chute, truck scales, concrete feed bunk and 6-bay commodity barn. The property has an active CAFO permit for 30,000 head of beef cattle. The feed pens drain to a lagoon, which is tied into the irrigation water pipeline system.
The Little River Farm is well suited for an intensive livestock grazing operation. The property is priced to sell at $11,000,000.
