Shape and Size:
This is a rectangle shaped tract, being approximately .5 of a mile wide from east to west and 1 mile long from north to south. According to the Castro County Appraisal District, the Daviss Farm contains 320 acres, more or less.
This farm is located in the southeast-quadrant of Castro County, being approximately 3 miles northwest of Hart, Texas.
Access is excellent, being by graded CR 622 on the north and graded CR 521 on the east. Additionally, State Highway 194 cuts across the northeast corner of the property.
Method of Operation:
This property is being operated as a partially irrigated farm, with approximately 240 acres (75%) being irrigated, approximately 63 acres (20%) operated as dryland farmland, approximately 14.5 acres (5%) are in a playa lake bottom and approximately 2.5 acres are around an old homestead site in the extreme northeast corner of the farm.
According to the Castro County Farm Service Agency, this property is operated under Farm #643, Tract #913. The FSA shows there are a total of 316.6 farmland acres and 299.99 cropland acres. This farm has 155 base acres of generic (cotton) at 522 lbs. and 143 base acres of corn at 173 bushels.
The overall terrain is mostly level; however, there is some slope on the south side. A playa lake area is located in the southeast corner of the farm which covers approximately 15 acres. This is a fairly shallow lake, meaning that the slope in this area of the farm is minimal. Slopes across a large percentage of the property only range from 0-1%; however, there is approximately 7% of the farm with slopes that range from 1-3%.
The soil quality is good, being primarily Olton and Pullman clay loam. Both are Class II irrigated soils and Class III dryland soils.
The Daviss Farm is currently in an excellent state of cultivation.
Two (2) irrigation wells and a network of PVC plastic underground line are located throughout the property. The following is a brief description of these wells:
Irrigation Well #1: This irrigation well is located on the northwest side of the property, being approximately 1,000 feet east of the northwest corner of the farm. According to information provided by the High Plains Underground Water District, this well is approximately 380 feet deep. This well is equipped with a 100 horsepower 8-inch electric turbine pump (Serial #S13673005). According to the tenant farmer, this well test flowed at 378 g.p.m. on November 2, 2016.
Irrigation Well #2: This irrigation well is located on the east-central side of the property, being approximately 900 feet west of the east boundary line. According to information provided by the High Plains Underground Water District, this well is approximately 380 feet deep. This well is equipped with a 100 horsepower 8-inch electric turbine pump (no serial number). According to the tenant farmer, this well test flowed at 306 g.p.m. on November 2, 2016.
The tenant farmer currently owns the booster pump, flow meter and electric motors with panels. In total, according to the tenant farmer, he will want to be paid a total of $12,000 for this equipment.
A one half-mile center pivot irrigation system is located on the Daviss Farm. The following is a brief description of this center pivot:
Center Pivot: 2000 model T&L brand one-half mile long center pivot (Serial #19430). According to the information provided by C&S Battery, this is a 15 tower system and is nozzled at 1,400 gallons per minute. It should be noted that this pivot is also used to irrigate the west-half of Section 56. There are additional irrigation wells located on this adjoining farm which are tied to the center pivot with underground line.
There are no structural improvements; however, there is an old house located in the northeast corner of the farm and an old set of wooden pens located on the east-central side of the farm. Both are in very poor condition.
