Access:
Access is excellent, being by a graded county road adjoining the east and south sides of this three section ranch. All three sections have access on the south.

The Crump Ranch has a diverse terrain ranging from rough cedar country to more level mesquite flats.

Water:
Water is provided by holes of water along the Double Mountain Fork of the Brazos River and dirt tanks.

Hunting/Recreation:
This ranch is located in a good whitetail deer and quail hunting area. The Crump Ranch is a long-term family owned ranch that has had very little hunting pressure over the years. Additionally, a large, well managed, family owned ranch adjoins portion of the north and east sides of the Crump Ranch which also has limited the hunting pressure in this area.

Minerals:
One of the highlights of this offering if the mineral conveyance. The seller will convey 10% of the minerals owned by the seller. These minerals are currently producing a monthly income that ranges from $1,100 to $6,100 per month. Additionally, there is a salt water disposal well developed on this property that produces a minimum of $300 per month. The seller will retain a 50% interest in the royalty produced from this salt water disposal well for the term of the current lease.
