This is basically a square shaped tract, with the exception of a 66.67 acre tract out of the south-central side of the section which is not owned. According to the Yoakum County Appraisal District, the Morgan Farm contains 573.33 acres, more or less.

Location/Access:
The Morgan Farm is located approximately 5 miles west of Plains, Texas. Access is considered to be very good, being by paved CR 220 (Old Lovington Road) on the south and graded CR 215 on the east.

Section 421, Block D, Abstract 343, Yoakum County, Texas, Save and Except a tract of land containing approximately 66.67 acres out of the south-central side of the section.

2014 Property Taxes:
Approximately $2,570.

Improvements:
Improvements include five (5) center pivot irrigation systems, fourteen (14) irrigation wells, a house and metal frame shop. The following is a brief description of these improvements:

Pivot #1 is a 1979 model Zimmatic 7-tower nozzled at 400 gpm.
Pivot #2 is a 2005 model Zimmatic 7-tower nozzled at 400 gpm.
Pivots #3 & #4 is a 2005 model Zimmatic 5-tower nozzled at 350 gpm.
Pivot #5 is a 2010 model Zimmatic 5-tower nozzled at 350 gpm.
House has +/-1,260 sq. ft. with 3 bedrooms and 2 bathrooms.
Shop is a 30x50 with 12 foot sidewalls. Concrete floor.

The 14 irrigation wells are equipped with electric submersible pumps. All of the wells are about 145 feet deep. The wells have not been test pumped, but were reported to produce an estimated total of +/- 1,850 gpm.

Minerals:
No minerals are being conveyed. Several producing oil wells, scattered underground pipelines and tank batteries are located on the farm.

Price:
$1,600 per acre.

Remarks:
The terrain varies from nearly level to very gently rolling, with slopes ranging from 0-3%. The soils found on this farm are sandy in nature but can be productive if properly managed. Typically, the majority of the irrigated land is planted in cotton. On an average year, the smaller circles will yield about 3 bales/acre and approximately 1.5 bales/acre under the larger circles.
