The Winters Farm is located in the south-central portion of Castro County, being approximately 1.5 miles east of the small community of Sunnyside, Texas. Access is good, being by graded CR 628 which borders the north side of the farm.

Improvements:
Improvements include one (1) irrigation well and a network of underground pipe. The well has an 8-inch discharge and is equipped with a 75 h.p. turbine pump powered by natural gas. To the best of the seller's knowledge, this well currently pumps in the range of 500 to 550 g.p.m. The center pivot, motor and drive-shaft are owned by the tenant farmer and are not a part of this offering.

$2,300 per acre, with one-half of the minerals owned by the seller being conveyed.

Remarks:
The Winters Farm has approximately 120 acres under pivot. Three of the corners are in cultivation and farmed on a dryland basis. The terrain of this farm is mostly level, with the exception of the southeast corner (+/-8 acres) which slopes to Running Water Draw. The primary soil found on approximately 88% of the farm is Olton clay loam, 0-1% slopes. This farm is leased for the 2014 crop year, so the buyer will assume the landlord's position in this lease.
