Location: The Campbell Ranch is located northeast of Silverton, Texas.

Terrain: The terrain on the ranch is very scenic and diverse. Elevations range from around 2,350' in the elevated uplands country to approximately 2,150' feet in the creek bottoms and near the Red River bottom. While not considered to be rough country, there are several deep canyons and draws throughout the property and Hackberry Creek runs through the ranch for several miles, eventually draining into the river. Cover is provided by mesquite, cedar, hackberry trees and cottonwoods and willows are common along the creek. Several areas of the ranch have been sprayed for mesquite, and dead brush has generally been left standing for cover. This has created an ideal combination cattle ranching/recreation mixture.
Water: The ranch is considered to be extremely well watered. A major waterline from two wells is fed by a 18,000 gallon storage reservoir. This line serves several water troughs through the ranch. Additional water is provided by windmills, solar wells, earthen ponds, Hackberry Creek and several springs.
Improvements: The Campbell Ranch is adequately improved for day to day ranching operations. Several good sets of livestock pens are found through the ranch as well as outbuildings and sheds. A nice owner's home serves as the ranch headquarters. This old home was once a camp for the historic JA Ranch located nearby.
Access: Access to the ranch is provided by a short deeded easement off of a graded county road.
Hunting/Recreation: Hunting in this area is widely known as being outstanding. Both mule deer and whitetail deer thrive in this area and aoudad sheep are occasionally seen on the ranch. Quail hunting should be fantastic and turkey are very common.
Remarks: The Campbell Ranch has been well maintained and cared for over the years. This is a long-term ownership ranch, with the current ownership dating back nearly forty years. Native grasses are generally in excellent condition, and the ranch has definitely not been abused over the years.
The ranch is offered with 50% of the seller's minerals to be conveyed. The seller is of the opinion that they own 25% of the total minerals, and there will be no reservations for wind rights, etc.
