The Salt Creek Ranch is located in western Stonewall County.
The ranch has diverse terrain with a good combination of productive flats, cultivation and established CRP. The native pasture portion of the property contains just over 1,000 acres. The pasture has a dense canopy of mesquite with scattered cedar through the more rugged breaks which are located near the northern portion of the ranch.
There are 325 acres enrolled in the Conservation Reserve Program (CRP). The CRP is enrolled through 2022 and has an annual income of $36.56 per acre or just over $10,000 annually. The CRP has recently been sprayed.
There are two cultivated fields located in the southern portion of the ranch. These two fields combined total approximately 106 acres.
The ranch is watered primarily by electric water wells and dirt tanks. There is an electric water well located in the southern portion of the property that is reported to produce approximately 20 gallons per minute. There is another electric water well in the central portion of the ranch that produces around 2 gallons per minute.
Salt Creek flows through the ranch for approximately one-half of a mile. This spring fed creek is considered to run year round. Additionally, there are two year round dirt tanks that are currently holding water.
Access to the ranch is by maintained county roads.
The property is located in what is considered to be the heart of some of the best hunting in the area. This property joins a large ranch that has been involved with the Texas Parks and Wildlife for a number of years in the MLD deer program.
Turkey are common through the creek and quail and dove hunting is typically very good.
The ranch is improved by an older mobile home that serves as a hunting camp for the owner. This home has been added on to in recent years and has a large living area and kitchen.
The owner is currently in the process of replacing approximately three miles of exterior fencing.
The seller will convey half of the owned minerals.
