Location:
The Covered S Ranch is located between the communities of Post and Snyder, southeast of Lubbock and northwest of Abilene, TX.

Acres:
23,013 acres, more or less

Terrain:
The topography of the ranch varies from open, rolling native grass pastures that have been cleared of brush to rugged rimrocks with some cedar break country. Typically, the more open cleared country is located throughout the southern portions of the ranch with the Caprock Escarpment being the boundary on the westernmost portion of the property. Much of the brush cover on the ranch has been removed completely. There are many areas of the ranch that the brush has been sculpted, leaving desirable habitat for the abundant wildlife. The ranch owned and operated two excavators for many years, and much attention was paid to detail in the removal of brush on the property.

Flat Top Mountain, a large elevated mesa, is a prominent landmark on the ranch. This large mesa towers approximately 400' above the rolling plains.

Water:
The Covered S Ranch is considered to be very well watered. Principally, livestock and wildlife water is provided by numerous windmills, nearly all equipped with large water storage reservoirs. There are approximately 27 dirt tanks scattered through the ranch and several live springs. Additionally, several electric water wells are located near the headquarters improvements.

Access:
Access is by several miles of paved highway frontage on US 84 and FM 1142.

Hunting/Recreation:
Under the current ownership, there has been very little hunting pressure on the Covered S Ranch. The ranch owner is an avid quail hunter, and much of the brush work performed on the property was done with wildlife in mind. The ranch supports a good number of whitetail deer, mule deer and turkey. Generally quail and dove hunting is excellent through this region. There is a resident herd of antelope that typically roam the open pastures.

Improvements:
The Covered S Ranch is exceptionally improved. The owner's home was constructed in 2009-2010 and contains approximately 3,700' of living space and around 6,500' under roof. Construction is of rock and rough timber exterior with 4 bedrooms, 3 baths, large open living area and rock fireplace. Two other homes are located near the owner's home that have both recently been remodeled. Both of these homes contain 3 bedrooms and 2 baths.

The large horse barn was constructed in 2000, and contains 14 stalls, feed room and tack room with a wash rack. The barn was constructed by MD Barns and has a large breezeway, 12' overhangs and long pipe runs.

An equipment shed was constructed in 2008, located in the main headquarters compound. This large shed covers approximately 6,250 square feet with concrete floor and a 2 bedroom apartment.

A good set of pipe working pens, a dog kennel, horse walker and several other outbuildings are all also located near the headquarters compound.

The highlight, and clearly most prominent feature around the headquarters is the covered arena. This large structure was constructed in 2008 and measures 185' x 200'. There is a 180' round pen that is lighted and watered by a specially designed system that utilizes stored rainwater from drainage off of the roof. Sand was brought in for the arena floor.

Several years ago the private road to the major improvements was paved from the highway.

Remarks:
The Covered S Ranch is an exceptional working cattle ranch with tremendous improvements. All improvements have been well maintained under the meticulous eye of the owner. This productive ranch offers excellent hunting opportunities, horse facilities and quality ranch housing.
